Las Vegas Roofing Questions, Answered

The questions we actually get asked, answered without the sales pitch. If yours is not here, call and ask.

The single most useful thing to understand about a Las Vegas roof

On a tile roof, the tile is not the waterproofing. The tile is a sunshade and a wear surface. The waterproofing is the underlayment underneath it. Concrete tile lasts 50 years or more. The underlayment in this climate often does not make 25. That gap is why so many Las Vegas homeowners are told their roof looks fine right up until it leaks.

Why desert roofs age faster than the warranty suggests

Warranty periods are set against average national conditions. Las Vegas is not average: extreme UV, deck temperatures far above ambient through a long summer, and a daily heating and cooling cycle that works every material on the roof. Asphalt shingle and organic felt both give up years earlier here than the box implies.

Permits depend on your exact address, not your mailing city

A great many addresses with a Las Vegas mailing address are actually unincorporated Clark County. Incorporated Las Vegas, North Las Vegas, Henderson and Boulder City each permit through their own building department. Everything else goes through Clark County. We confirm which applies before filing.

Frequently asked questions

How long does a roof last in Las Vegas?

It depends far more on the waterproofing layer than the surface. Tile itself lasts 50 years or more while the underlayment beneath it commonly needs replacing at 20 to 25 years in this climate. Asphalt shingle typically runs shorter here than its rated life, and flat roof coatings need periodic recoating rather than replacement.

Should I repair or replace my roof?

Repair when the waterproofing layer is sound and the failure is local. Replace when the waterproofing has failed across the slope, because patching one area then just relocates the next leak. An inspection tells you which situation you are in, and we will show you the evidence either way.

How much does a new roof cost in Las Vegas?

It is quoted per job. Price follows roof type, square footage, deck condition, the number of penetrations and the materials specified, and those vary enormously between two houses on the same street. We do not publish a flat rate, and a contractor who quotes your roof without seeing it is guessing.

Do I need a permit to replace my roof?

Re-roofs generally require a permit across the valley. Which office issues it depends on whether your address is in an incorporated city or unincorporated Clark County. We handle the permit as part of the job.

Can you repair a tile roof without replacing all the tile?

Yes, and that is usually the right answer. Tile is lifted and stacked, the underlayment beneath is replaced, and the same tile is reset. Only broken pieces need replacing, so material cost stays low and the roof looks unchanged.

Will my insurance cover roof damage?

Sudden damage from wind, hail or a storm event is frequently covered. Gradual wear and age are generally not. The distinction is usually decided by how well the damage is documented, which is why a detailed inspection report matters so much on a claim.

Do you charge for an inspection or a quote?

No. Inspections and written quotes are free and carry no obligation, including when our recommendation is that your roof needs nothing right now.

What should I do about an active leak right now?

Protect the inside: move what you can, catch the drip, and stay out from under any bulging ceiling. Do not climb onto the roof, especially a tile roof, which breaks under foot traffic. Then call so we can triage it.
