Roof Repair in Las Vegas
Most Las Vegas leaks are not a hole in the roof. They are failed underlayment under intact tile, a split seam on a flat roof, or flashing that pulled away from a wall after years of thermal movement.
What usually fails on a Las Vegas roof
Under concrete tile, the tile is the sunshade and the underlayment is the waterproofing. The tile lasts for decades. The felt underneath dries out and cracks, usually starting around 15 to 20 years in this climate. The roof looks perfect from the street and leaks anyway.
On flat and low slope roofs
We look for ponding at the drains, blisters and split seams in modified bitumen, and thin or punctured spots in spray foam. Foam roofs also fail at the parapet transitions where the coating wears through first.
How we find the actual source
Water travels. The stain on your ceiling is often several feet from the entry point. We trace it back along the deck and framing rather than patching the nearest suspicious spot and hoping.
Repair or replace
If the underlayment is intact and the damage is local, a repair holds for years and we will tell you that. If the underlayment has failed across the whole slope, patching one area just moves the next leak somewhere else. You get the honest version either way.

Frequently asked questions
Can you repair a tile roof without replacing the tile?
Usually yes. Concrete and clay tile is lifted, stacked and reset once the underlayment beneath it is replaced. Only cracked or broken pieces need swapping, so material cost stays low.
How fast can someone look at an active leak?
Call the number on this page and describe what you are seeing. Active leaks are scheduled ahead of routine inspections, and we will tell you on the phone whether you should tarp it first.
Will a repair void my roof warranty?
A repair done to the manufacturer specification generally does not. Tell us the manufacturer and the install year and we will work within those terms.
