Roof Maintenance and Inspection in Las Vegas
Maintenance is the cheapest roofing you will ever buy. Almost every emergency call we take was a small, visible problem twelve months earlier.
What an inspection covers
We walk the roof and check the surface, the flashing at every wall and penetration, the sealant around vents and skylights, the drains and scuppers, and the condition of the underlayment where it is visible at edges and valleys.
Timing it around monsoon season
The valley gets most of its rain between July and September, often as short, heavy downpours. An inspection in late spring gives you time to fix what it finds before the first real storm tests the roof.
What we fix on the spot
Dried out sealant, loose or slipped tile, lifted flashing edges and blocked drains are usually handled during the visit. Anything larger comes back to you as a written scope with a price, not a surprise invoice.
Documentation you can keep
You get the condition notes and photos. That record matters if you later file a storm claim, because it shows the roof was sound before the event.

Frequently asked questions
How often should a Las Vegas roof be inspected?
Once a year is a reasonable baseline for tile and shingle, and flat roofs benefit from twice a year because drainage and seams need watching. Add an inspection after any severe wind or hail event.
Do you inspect roofs before a home purchase?
Yes. A roof condition inspection tells you the roof type, the approximate remaining life of the waterproofing layer, and what it would cost to address what we find.
Is an inspection worth it if I have no leaks?
That is the best time for one. Underlayment failure and worn coatings are visible well before water reaches your ceiling, and fixing them at that stage costs a fraction of repairing interior damage.
